Planning Permission Success in Dun Laoghaire

We have secured planning permission for a new apartment development in the centre of Dun Laoghaire, Co. Dublin.  The scheme of fourteen apartments is located just off George's Street Lower on the corner of Callaghan Lane and George's Place.

The apartments all have secure underground parking, secure storage rooms/lock-up's within the car-park, facilities for electric car charging, lift access to all floors, a beautifully landscaped roof garden, fully fitted high gloss Kube kitchens including all appliances, fully fitted modern bathroom and en-suites and attractive built in wardrobes to all bedrooms.  All apartments are designed to surpass the required standards set out by the local authority, Dun Laoghaire Rathdown County Council.

External materials include high quality brickwork, self-coloured render and zinc cladding.  The apartments are to be super-insulated with passive standard windows, rainwater recycling, planted roof areas and solar-thermal rooftop panels.

Work is due to commence on site in November 2015.

Music in Monkstown Festival 2015

A WEEKEND OF MUSIC AND CELEBRATION

The second "Music in Monkstown" festival will present some of Ireland's leading musicians in a weekend of classical music and celebration from 18-20 September 2015.  Concerts will take place in the wonderful setting of Church of Ireland Parish Church, Monkstown, Co Dublin.

Music in Monkstown also announced that there will be two evenings of post concert Jazz @10pm @FXB's bar and restaurant on the Saturday and Sunday nights, thanks to the generous support of Newpark Music Centre.

Music in Monkstown is the brain-child of the RTE National Symphony Orchestra's principal clarinetist and Monkstown resident John Finucane, supported by other enthusiastic local music lovers. After an incredibly successful inaugural festival in 2014, MIM is back with another three days of fantastic classical music programming.

All five concerts will be held in Monkstown Parish Church.  The festival is supported by Dun Laoghaire-Rathdown County Council.

Monkstown has been home to Hofler Architects since 1992 and is one of the loveliest remaining villages in the Dublin area, with many amenities to hand. It has plenty of appealing shops, good places to eat and drink and the ambiance is one of relaxed elegance. Already a popular venue for classical music concerts, we are delighted to bring Monkstown its very own music festival.

The venue for all our Music in Monkstown concerts, Monkstown Parish Church was redesigned by the prolific 19th century church architect John Semple, who also created the Mansion House's Round Room in Dublin city centre. The church was a particular favourite of Sir John Betjeman, the British Poet Laureate and church historian who served as Press Attache with the Britisch Embassy in Dublin in the early 1940s. For him Monkstown Parish Chruch, which he visited frequently when staying with Gate Theatre founder Lady Wicklow who lived nearby, was on of the best examples of Semple's work around the city's suburbs.

Industry - Carefully Curated Design

We first noticed Industry on our many walks from the Hume Street office down to Dublin City Council's Planning Department for pre-planning discussions and lodging our planning applications.  Back then they were located in the East end of Temple Bar in a petite little premises.  Now that have a much bigger place on Dury Street in Dublin 2 and they're well worth a visit.  They've now even incorporated a great cafe.  Check them  out via the links below!

Building regulations for one-off homes and extensions rolled back

The Department of the Environment, Community and Local Government had been undertaking a review of the Building Control (Amendment) Regulations 2014 (S.I. No. 9 of 2014), to include an examination of the cost burden involved for one-off houses, including self-build, and extensions to existing dwellings.

The review of the regulations by the Minister was because of what he said were “outlandish charges” being sought for the inspections required under new system.

The review examined the first 12 months of the mandatory certification requirement, and Minister of State for Housing and Planning Paudie Coffey yesterday announced amendments to the regime:

He said the changes “remove the mandatory requirement for statutory certificates of compliance in respect of a new dwelling on a single unit development or a domestic extension”.

Owners including self-builders will in future be given the choice to opt out of statutory certification and are to be allowed instead to “demonstrate by alternative means that they have met their general obligation to build in accordance with the minimum requirements of the building regulations”.

Alternative means may include the opinions of building professionals, such as architects and inspections by local authorities.

To ensure that building standards do not slip, a local authority inspection process is to be introduced. Mr Coffey said the Department of Environment would engage with the local authorities to ensure they develop the inspection capacity “over time”.

Mr Coffey said there would be with definitive targets and timelines to ensure progressive improvement by local authorities in all sectors including inspections of single dwellings, multi-unit residential developments and commercial buildings.

The mandatory requirement for certification will remain in place for all multi-unit developments.

Mr Coffey said he was satisfied the new arrangements would “level the playing field for individuals and families planning to build or extend their own home” and that they would “no longer be held to ransom by excessive quotes for design and completion certificates”.

“Owners who wish to invest in statutory certification may of course continue to do so and I believe many will do so where reasonable and affordable prices can be obtained,” he said.
